Housing · A working comparison

Put both options on the same page.

Use your own estimates to compare sale proceeds and monthly rental cash flow. Your numbers stay in this page and are not saved or sent.

Your sell or rent worksheet

If you sell

Use your negotiated costs. Enter 0 where an item does not apply. Do not count the same expense in both cost fields.

If you keep it as a rental

Use a rental insurance estimate. If taxes or insurance are not in your mortgage payment, include them here. Reserves should reflect the property’s condition.

What the numbers do and do not include

Sale proceeds = sale price − entered percentage costs − other entered costs − loan payoff. Monthly rent collected = rent × (1 − vacancy allowance). Rental cash flow subtracts management on collected rent, your entered payment, HOA/other costs and reserves.

The comparison excludes tax consequences, appreciation, selling later, financing changes and unentered expenses. Cash flow is not investment return. A positive estimate does not guarantee a tenant or enough reserves; negative proceeds can mean additional cash is needed to sell.

Questions the worksheet cannot answer

  • Can you cover vacancy and a major repair while paying for your next home?
  • Who will manage emergencies, inspections and turnover when you are away?
  • Do the loan, HOA, insurance and local rules permit your rental plan?
  • How could a sale or rental affect your taxes and future financing? Ask the appropriate professionals.
