Housing · Buying

Understand the home. And the whole cost.

You can explore buying without signing up for a home search. Start with your stay, your monthly comfort amount and the questions a property needs to answer.

Make the decision before the search

  1. Choose a comfortable monthly range

Count principal and interest, property taxes, insurance, HOA dues, utilities, maintenance and any parcel assessments. BAH is one input; it is not a lender’s approval or a complete budget.

  2. Compare lender estimates

Ask lenders for written estimates using the same price and assumptions. Compare cash to close, monthly payment, rate, points and other fees. Do not send financial documents through this guide.

  3. Check the address

Test the gate trip at your duty time. Confirm school assignment with the district, review parcel charges, and obtain property-specific insurance information before relying on a budget.

  4. Plan an exit as well as an arrival

An unexpected PCS can change your holding period. Compare selling costs and potential rental expenses before assuming a future sale or rent will cover the loan.

VA loan questions, in plain language

Does a Certificate of Eligibility mean I am approved?

No. A COE documents benefit eligibility. Your lender also evaluates credit, income and its lending requirements. The VA purchase program generally requires that you live in the home.

Does no down payment mean no money at closing?

No. A qualifying purchase may allow no down payment, but closing costs, prepaids, an appraisal gap or other amounts can still require cash. Ask your lender for an itemized estimate.

What is the funding fee?

Some borrowers pay a VA funding fee and some qualify for an exemption. Your loan type, benefit use and down payment can affect it. Ask your lender to verify your status using current VA guidance.

Is the VA appraisal my home inspection?

No. A valuation and a detailed inspection serve different purposes. Discuss inspections, condition concerns and contract protections before committing to a property.

Can I use the benefit again or consider an assumption?

Ask your lender and VA about available entitlement, restoration, assumption approval and release of liability for your exact situation. A listing advertising a VA loan does not establish that a buyer can assume it.
